Tucked away at the back of our 17-acre property, with its own driveway and separated from the farmhouse by a large barn and garage, it has a private, secluded feel. *35 MINUTES TO SUGARBUSH AND KILLINGTON* Escape the real world at this charming and cozy cottage tucked away in a corner of 17 acres of rolling grassy hills. Take in the unmatched views of the hollow from the living room or wrap-around porch. Endless nearby trails for hiking/biking/xc skiing, and Rochester's stores, cafes, and restaurants are less than 10 minutes away. Grocery store, berry picking, lakes, swimming holes, golfing, restaurants, breweries, and wineries all within an easy drive.

More about the space

The cottage is a super cute and cozy 1960s home nestled along the tree line at the back of our 17-acre property, and it has some of the most gorgeous views in Vermont! Being south-facing, you'll be able to see the sunrise and sunset, and the stars on a clear night are unreal. The house stays nice and warm during the winter, with individually controlled electric baseboards in each bedroom and propane heat everywhere else. We have a Samsung Smart TV in the living room, and guests are welcome to log into any app they choose for streaming. There is a generator which automatically switches on in the event of a power outage. On our property is another house, a large farmhouse, which can be booked separately from the cottage. The farmhouse is situated around 100 yards away and closer to the street. With the barn and garage being in between the two houses, you should not cross paths very often -- if at all -- with guests who may be staying at the farmhouse. The only structure on the property that both houses use is the garage: the trash/recycling room on the back side and the EV charger on the front side. Depending on the timing of your stay, you may see cows grazing in our fields! But don't worry, they are polite and keep to themselves behind a livestock fence.

Other things to note

We have some great trails for walking/biking/cross-country skiing right in the neighborhood! Sugarbush, Killington, Mad River Glen, Middlebury Snow Bowl, and Rikert Nordic Center are all within a 20-40 minute drive. Rochester center has a nice park, a few great restaurants and cafes, a grocery store, gas station, hardware store, and more. Being right in the middle of the state, it's also the perfect launching point for day trips to other destinations like Waitsfield/Warren (30-40 minutes), Middlebury (40 minutes), Woodstock (50 minutes), Stowe/Waterbury (1 hour), Montpelier (1 hour), and Burlington (1 hour 30 minutes). Getting around is easy with a car, although we do highly recommend having 4WD/AWD and/or snow tires during the winter (starting in November), and 4WD/AWD during the late winter/early spring (mud season). Being in rural Vermont, there are many dirt roads, including ours, which can get a little slippery from snow/ice/mud. Our road is well-maintained by the town, and our driveway is plowed and sanded by a private contractor during the winter. The driveway leading up to the cottage is sloped just enough that a 2WD car may have difficulty if there is snow or ice. You'll want to download an offline map to your phone in order to navigate in areas of spotty cell service.

Guest access

Guests will have access to the cottage (approx. 700 sq ft), the fields directly in front of the cottage, the driveway from the cottage to the street that runs between the barn and garage, the EV charger mounted on the front of the garage, and the trash room on the back side of the garage. Note: both the cottage and farmhouse guests have access to the EV charger and trash room.
